Different Tiers of Agent Contract

Basic Service 2% Commission Paid By Seller

Agency will comp & list the home through the mls system giving the seller full spread advertisement for your home in the mls system A fsbo window sign wire ground sign will be provided. Seller contract listing agreement can be docusigned or sellers can come to the brokerage office to discuss and sign listing agreements Brokerage will set up any and all appointments with the seller through emails calls or texts Under tier one only the sellers will show their home thru the listing brokerage pre set appointments to approved buyers and any possible buyers with contracted agents. Also under option one the sellers will provide photos or videos along with any and all info describing the home and give approximate sizes of all the rooms in the home to be used in the uploaded listing. ( for a fee the brokerage will photograph the home and take video to upload into the listing.) Listing brokerage will negotiate any offers submitted and mentor executed agreement thru to closing.

Limited Service Agreement.  4%

Agency will comp & list the home through the mls system giving the seller full spread advertisement for your home in the mls system Listing brokerage will photograph the home measure and provide any further needed info to upload in the the mls system ( for a fee the brokerage will video and upload to the listing.) Brokerage will provide and install a fsbo ground sign or a fsbo window sign. Sellers will still need to be present to show the home to potential pre set appointments for buyers who may have no representation but are verified and approved for a mortgage. This will also include any buyer who may have agency representation so that their agent does not need to be present to show the home with their client. However the brokerage will also provide a lockbox so that in the event the seller cannot be present only a licensed agent can access the home and show the property to their contracted buyer with seller approved appointment.

Full Agent Service 6% Paid by Seller

Agency will comp & list the home through the mls system giving the seller full spread advertisement for your home in the mls system also providing online advertising thru social media. Listing brokerage will at no added fee photograph and video the home measure and provide any further needed info to upload in the listing. Sellers will not need to be present to show the home. Brokerage will provide and install a fsbo ground sign, window sign and install an electronic lockbox that monitors agency showings. The home will be showed only with and assisted verified agency buyer representation Also under option # 3 if the listing brokerage should precure a buyer for the home the seller will only pay a 5% commission at the time of closing. Listing brokerage will negotiate any offers submitted and mentor executed agreement thru to closing
